Property Manager
Job Description
We are seeking a Property Manager in the Daytona area.
The Property Manager position will supervise the operation and leasing of the portfolio of properties. The goal is to increase the portfolio of leases while maximizing income and minimizing expenses through a strong leasing program. The position will be the direct liaison between the company, the landlord and the tenant, maintaining strong business relationships. The position will exercise discretion and independent judgment by ensuring that leasing income is maximized, expenses are minimized, and total value of the asset is maintained at the highest possible level, while also sustaining occupancy through strong tenant relations and excellent client service. This position requires flexibility regarding working hours and is on-call 24 hours, 7 days a week for emergency consultation in the event of abnormal or emergency maintenance occurrences requiring supervisory involvement. Duties may include but may not be limited to:

Promote and maintain the highest possible rental listings and occupancy levels to maximize success and income of the operation, focusing on growth of rental listings

Actively solicit increased rental listings and new tenants by networking and promoting the services of the company

Negotiate and select, on behalf of the company, subcontractors to maintain the properties, as may be requested by the company to do so.

Supervise hiring of direct employees as necessary with management approval

Inspect properties in order to determine quality of maintenance and security needs

Document, interview and assist residents regarding complaints

Inspect and direct inspection of premises, detect safety hazards to ensure safe environment

Offer creative solutions for the day-to-day operations of the community

Promptly investigate and make a full written report of all accidents or claims for property damage and personal injury relating to the ownership of properties

Assist in preparation of reports and insurance claims for damages to leased property, including estimated cost of repair

Assistance with annual budget and business plan preparation

Prepare recommendations for collection action on delinquent accounts and acts as liaison with legal department

Monitor customer payments to rapidly identify potential problems and take appropriate steps to minimize financial injury

Be familiar with all unique provisions of leases to augment tenant service and prevent legal issues

Handle details of move-ins and move-outs including tenant pre-screening and preparation of lease documents, processing security deposit and lease funds, and complete the walk through for assessment of damages to the interior and exterior of the home and site, if applicable

Abstract new leases in property management software and client-specific databases and prepares lease packages for client execution and internal processing

Resolve accounts receivable issues

Promote the community in conjunction with the expectations of the company

Work closely with tenants to ensure positive tenant and community relations

Prepare, process, and maintain all leases, leasing preparations’ related documentation and/or real estate sales documents in compliance with Florida Statutes
POSITION REQUIREMENTS (Experience, Licenses or Certifications required)

Florida Real Estate Sales Associate License required

CAM License preferred
-
Minimum 5 years related industry experience

CPM credentials preferred

Residential leasing experience

Must be MS Office proficient, strong knowledge of common computer application particularly Property Management Software similar to “Rent Manager”

Accounting background helpful

Prior management experience, preferably in property leasing

Marketing experience a plus
