We are currently seeking a Construction Superintendent in Jacksonville who is skilled, self-motivated with a minimum of 5 years of residential building experience.

Pay: $75,000+ depending on experience, plus vehicle allowance and bonus.

ESSENTIAL FUNCTIONS:

Scheduling

1) Works diligently to oversee the construction of homes on time and per schedule

2) Coordinates and monitors critical dates, i.e. permit dates, corporate inspection dates, closing dates

3) Works with proper off-site management personnel to resolve problems, as determined by the Builder

4) Works to continuously reduce the cycle times for production

Subcontractor Relationships

1) Effectively manages and oversees the performance of all subcontractors, vendors and suppliers

2) Works with purchasing department to continually recruit, hire, train and terminate (if necessary) our trade base

3) Works to solidify relationships and partnerships with subcontractors

4) Manages trades, including but not limited to ensuring job sites are ready for trades, back charges trades (subcontractors) when they do not clean up after themselves, and meets with all trades to review plans

5) Works to control costs via negotiating labor Variance Purchase Orders as necessary

6) Effective in getting subcontractors to complete jobs efficiently while adhering to quality standards

7) Works with subcontractors to maintain safe, clean job sites, adhering to safety regulations

8) Effective in bringing subcontractors/vendors back to job site to complete “unfinished” work and/or warranty obligations

9) Holds trades accountable for maintaining schedules

10) Approves work for payment by company only when 100% complete and communicates with subcontractors when work is turned in for payment that is not complete.

11) Holds trades accountable to scopes of work and minimum construction standards

Quality/Cost Control

1) Strives to close homes with “0-Defects”

2) Keep up-to-date on product, plans, and features knowledge

3) Protects finish and stored materials

4) Monitors closely waste, theft, and material returns

5) Establishes clear expectations and upholds quality standards when working with subcontractors and vendors

6) Monitors engineering for mistakes and deals with promptly

7) Reports plan mistakes to management via redline of plans

8) Works with warranty claims and warranty department to address claims promptly and satisfactorily.

9) Maintains high standards of running clean jobsite, erect professional company permit board

POSITION REQUIREMENTS (Experience, Licenses or Certifications required)

1) Minimum 5 years residential construction related experience

2) Knowledgeable in residential construction industry standards and techniques

3) Valid FL driver’s license

4) HS diploma or equivalent

5) Florida CBC, CRC or CGC license preferred
